adding on points direct or resale... lots of questions
Hello guys,
I thinking of making a small add on purchase (of 25-30 points). My original contract was bought via resale prior to the restrictions at BWV. I would like to stick to the same home resort.
Im trying to figure out if buying resale or direct would be best for me.
I know resale is cheaper but I hardly ever see small contracts come up has anyone ever bought one?
will I be able to pick my use year if I buy direct?
Apart from the costs per point if I buy direct do I have to pay that years dues as well like buying resale?
also buying direct what are the other costs?
if I buy direct will I get the current years points or have to wait for the new use year to start?

Usually the reason you don't see them is they don't make the websites or newsletters. Demand for small contracts is high and resale brokers usually have waiting lists of buyers they contact before even publicly listing the small contracts. Buyers agree to buy quickly because there's little hope for a bidding war--if the first person contacted doesn't quickly agree, someone else will.

If you are adding less than 160 points DVC will only sell you points with your current Use Year. You may have to wait a short time if they don't have points immediately available with your UY. Depends a lot on the resort and the UY (some are more popular than others.)
For a larger add on you could put your foot down and demand a different use year but that creates administrative headaches you would have to live with for many years to come.

Dues are typically pro-rated for the calendar year based upon when you buy. If you bought on April 1, they would charge you about 3/4 of the 2012 dues. If you bought July 1, they would bill you 1/2 of the 2012 dues.

I believe DVC now charges closing costs for add-ons. They didn't at one time but started to about 1-2 years ago. Ask to be sure.

You typically get points for the current Use Year. For example, if you have a June Use Year and added-on today, you would still get 2011 points since June owners are still in the '11 Use Year.
Primary exception to this is when buying at a resort which is still under construction. If they start selling Grand Floridian points this year, buyers won't get 2011 or 2012 points because the resort won't actually be open those years.

Yep, I listed six small contracts (25-30 points each), and they all sold within an hour. They never made it to the TTS newsletter.
One person changed their mind within the 10 day period, and that contract sold to someone else right away, as TTS started calling the folks who had expressed interest but lost out.
Small contracts go fast and at a higher sales price per point than larger contracts.

ah excellent - I think I will contact all the agencies to put me on their lists then.
